Maintenance Mechanic- HVAC Leadman

The HVAC Leadman is responsible for supervising and performing installs, repairs and maintenance to a variety of equipment including: refrigeration, air conditioning, electric motors, heating units, heat pumps, hermetic compressors, commercial furnaces, boilers, burners, intake and exhaust fans, economizers, humidifiers, capacity controls, split systems, flame safeguard controls, air compressors, air driers, and packaged units.  To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. 



Able to work with and understand automation controls.

Analyze, plan, and perform preventative maintenance of HVAC systems.

Plan shutdowns for maintenance and repair pumps including chill water, heating water and condensation pumps.

Troubleshoot, repair and make modifications to HVAC systems.

Adhere to all city, state, and federal regulatory statues.

Maintain maintenance records as required by city, state, and EPA regulations.

Order and maintain parts needed to repair and maintain HVAC equipment.

Manage relationship with all major vendor accounts.

Properly maintain and safeguard assets.

Other duties as assigned by facilities directors.


High school diploma or GED, 3 to 5 years of work experience and or training that includes skilled trades ability.  Combination of training, education and experience that would provide the required knowledge and abilities such as advanced certification in a specialized trade including HVAC, electrical, or plumbing. 


Must possess a valid Louisiana’s driver’s license, and the ability to maintain the driver’s license. 

Must possess New Orleans Special Operator’s Certificate.  Must be able to obtain a 3rd Class Engineering Certificate within 2 years and a 2nd Class Engineering Certificate within 3 years.



Physical Requirements: Must be physically able to operate a variety of automated office machines including computers, iPads, copiers, calculators, etc.  Requires the ability to exert up to 50 pounds of force occasionally, and/or up to 15 pounds of force frequently, and/or a negligible amount of force constantly to move objects.  Physical demand requirements are in excess of those for sedentary work.  Light work requires walking or standing to a significant degree.  However, if the use of arm and/or leg controls requires exertion of forces greater than that for sedentary work. 

Data Conception:  Requires the ability to compare and/or judge the readily observable, functional, structural, or composite characteristics of data.

Interpersonal Communications:  Requires the ability to speak and/or signal people to convey or exchange information.  Includes receiving instructions, assignments and/or directions from superiors.

Language Ability:  Requires the ability to read a variety of correspondence, reports, invoices, forms, manuals, etc.  Requires the ability to prepare correspondence, reports, forms, etc., using prescribed formats and confirming to all rules of punctuation, grammar, diction, and style.             Requires the ability to speak to people with poise, voice control and confidence.

Intelligence:  Requires the ability to apply principles of logical or scientific thinking to define problems, collect data, established facts and draw valid conclusions; to interpret an extensive variety of technical instructions in mathematical of diagrammatic form; deal with several abstract and concrete variables.

Verbal Aptitude:  Requires the ability to record and deliver information, to explain procedures, to follow oral and written instructions.  Must be able to communicate effectively and efficiently in standard English.

Numerical Aptitude:  Requires the ability to utilize mathematical formulas; to add and subtract totals; to multiply and divide; to determine percentages and decimals.

Form/Spatial Aptitude:  Requires the ability to inspect items for proper length, width, and shape.

Motor Coordination:  Requires the ability to coordinate hands and eyes rapidly and accurately in using automated office equipment.

Differentiation of Colors/Shades:  Requires the ability to differentiate between colors and shades of color.

Interpersonal Temperament:  Requires the ability to deal with people beyond giving and receiving instructions.  Must be adaptable to performing under stress and when confronted with persons acting under stress.

Working knowledge of instrumentation and control, including calibration, control and maintenance. 

Working knowledge of principles of mechanics and electricity.

Working knowledge of operating characteristics and maintenance requirements of assigned equipment.

General knowledge of general safety procedures and precautions necessary in electrical work.

Skill in operating hand and power tools.

Ability to record pressures, temperature, and operating conditions accurately.

Ability to read and interpret blueprints and schematic drawings.

Ability to perform repair or service on equipment.

Ability to understand and follow oral and written instructions.

Ability to perform manual labor for extended periods of time as required by work assignments.

Ability to establish and maintain effective working relationships as necessitated by work assignments.   

Understands and has mastered the heating cycle to include: identifying components in heating system, understanding how each component works, diagnosing problems in the heating system using a gas pressure test and other devices for routine maintenance and to troubleshoot repair.

Understands and has mastered electron theory, how electricity travels, AC and DC currents, single phase and three phase circuits, and series and parallel circuits.  Ability to read wiring advanced wiring diagrams.  Ability to use multi-meters to read voltage, current and resistance values.  Must be able to troubleshoot advanced electrical circuits. 

Understands and has mastered the fundamentals of temperature and humidity measurement and control in air conditioning units.  Understands the process of treating air so as to simultaneously control its temperature, humidity, cleanliness and distribution.  Ability to use a psychometric chart to determine the results of mixing air having various properties. 

Understands and has mastered all types of HVAC systems and how each component within the system operates in conjunction with the other components and how that impacts the overall operations of the system as a whole.  These systems include but are not limited to air cooled, water cooled, hot water systems, chilled water systems.  VAV systems, steam heating systems and building automation control systems. 

Ability to plan and schedule the work of others, routine preventative maintenance work, and emergency maintenance repairs as required.

Ability to train and work along with others.
